We are seeking our **Project Manager** for the ground-up (*Greenfield*) construction of the new Logistics Hub (160,000 m² / 16 hectares) in Lima. This is no ordinary project; it is a high-complexity industrial conditioning, conversion, and distribution center advancing under an aggressive **Fast\-Track** approach (concurrent design, procurement, and construction).
Your role will not be micro-operational; you will be the on-site brain—the strategist responsible for orchestrating perfect synergy among civil, mechanical, technological, and documentation fronts. You will have full functional independence to lead top-tier contractors, mitigate large-scale critical risks, and ensure this mega-project is delivered to Japanese-grade precision standards—on time and safeguarding maximum profitability. **Your Key Responsibilities (Strategic Leadership):**
* **Orchestrate the Fast\-Track Ecosystem:** Lead integrated project execution, ensuring detailed engineering, international procurement of long-lead equipment, and massive field construction advance in perfect synchrony.
* **Synchronize Elite Disciplines:** Lead and align your specialist supervisors (Civil, Mechanical, BIM Coordinator, and Document Control), ensuring the digital model eliminates clashes before field crews execute.
* **High-Level Financial and Contractual Control:** Rigorously manage project CAPEX, validate multi-million-dollar valuations from main contractors (EPC/EPCM), negotiate strategic modifications (*claims*), and optimize the target budget.
* **Risk Mitigation and Governance:** Serve as the primary, decisive liaison with Toyota’s senior management, external supervision, and investors. Enforce a non-negotiable zero-accident policy (SSOMA) during critical maneuvers and high-capacity lifts.
* **Flawless Commissioning and Handover:** Lead the final pre-operational testing phase of complex electromechanical systems (SCI, HVAC, process lines, *Body & Paint* booths) and ensure closure of the definitive *As\-Built* Quality Dossier for handover of the Hub key on the agreed date.
**The Elite Profile We Seek (Mandatory Filters):**
* **Education and Accreditation:** Civil Engineer, Mechanical Engineer, Mechatronics Engineer, or related discipline. **Degree-holding, licensed, and currently registered** (CIP mandatory).
* **The Leader’s Calculator:** Minimum **12 to 15 years** of total professional experience in the construction sector.
* **Throne Experience (Specific):** Minimum **5 to 8 years** demonstrable experience as a **Lead Project Manager**, directing construction of heavy infrastructure, massive industrial plants, large-scale logistics complexes, or infrastructure mega-projects. *(Applicants focused exclusively on residential, traditional real estate, or smaller buildings are discouraged.)*
* **Industrial Technical Muscle:** Strong expertise in mass earthworks, high-precision industrial slabs (FF/FL), erection of heavy steel superstructures (AWS D1\.1\), industrial piping, and commissioning of electromechanical systems.
* **World-Class Methodologies:** Expert command of PMI-based project management methodologies (PMBOK), control tools such as Primavera P6 / MS Project (Earned Value), and Lean Construction philosophy.
