Position Objective Fully responsible for the lifecycle of the real estate project (Casa San Bartolo) and other projects. This project lasts 1 to 2 months and involves transforming a vacant lot into a completed residence, operating under the 'Turnkey' model, ensuring adherence to the work plan, technical quality, and budget optimization. 2. Core Responsibilities (End-to-End Accountability) Design and Creativity: Develop the architectural conceptual design and complete technical documentation (structural, plumbing, electrical). Legal Management: Process building permits with the Municipality and ensure construction compliance. Procurement and Negotiation: Select, evaluate, and contract material suppliers and subcontractors. Conduct price comparisons to maximize savings. Execution Leadership: Supervise on-site labor to ensure construction strictly follows drawings and complies with safety standards. Remote Monitoring: Implement a digital reporting system (photos, videos, and financial status updates) enabling management to monitor progress without physical presence. 3. Candidate Requirements Education: Licensed and registered architect. Experience: Minimum 5 years managing residential construction projects (preferably in coastal areas/Sur Chico). Software: Proficiency in AutoCAD/Revit (design) and MS Project (scheduling). Technical Knowledge: Familiarity with corrosion- and salinity-resistant materials. 4. Critical Competencies Rapid Response: Ability to immediately resolve unforeseen technical issues on site. Functional Creativity: Modern designs that leverage the environment without unnecessarily inflating costs. Proactive Commitment: Full self-management; the architect must drive the project, not merely observe. 5. Key Deliverables Master Work Plan: Detailed schedule with milestone delivery dates. Construction Budget: Comprehensive cost breakdown (materials + labor). Progress Reports: Weekly reports comparing actual execution against planned progress.
