Administrative and Financial Management** - Prepare and manage the condominium's budget. - Collect maintenance fees from residents. - Maintain a detailed record of income and expenses. - Present periodic financial reports to owners. **2. Maintenance and Conservation** - Supervise maintenance of common areas (gardens, pump system, electric generator, elevators, ventilation systems, fire protection system, lighting, CCTV, grounding, etc.). - Hire and supervise service providers (cleaning staff, gardeners, maintenance technicians, etc.). - Manage repairs and improvement projects for facilities. **3. Legal and Regulatory Management** - Ensure the condominium complies with local laws and regulations (licenses, permits, etc.). - Enforce and implement the internal condominium regulations. - Act as mediator in conflicts among residents and provide solutions in coordination with the board of directors. - Represent the condominium before public or private institutions when necessary. **4. Owner and Resident Support** - Address owners' questions or concerns. - Provide transparent information regarding condominium management. - Call and coordinate owner assemblies. - Propose improvements and solutions for the common good. **5. Security and Emergencies** - Supervise the proper functioning of security systems (cameras, controlled access, alarms, etc.). - Implement emergency and evacuation plans. - Manage insurance for common areas and condominium-related risks.
