Optimize the condition and operation of facilities Coordinate and lead the company’s real estate and facilities activities, ensuring a safe, efficient, and functional work environment for employees, customers, and visitors across Peru and Colombia facilities. * Strategically manage the corporate facilities real estate portfolio, ensuring alignment with business objectives. * Lead facility renewal, renegotiation, and relocation processes. * Negotiate with landlords, real estate agents, or external vendors. * Develop and present business cases for real estate decisions, including financial analysis, comparative scenarios, and recommendations. * Manage the contract expiration calendar, anticipating real estate decisions and mitigating financial and operational risks. * Monitor corporate real estate market trends, assessing their impact on office strategy and providing business recommendations. * Manage and coordinate all associated services and processes to ensure optimal facility condition and operation in support of business activities. * Manage budgets allocated for facility maintenance, controlling operational expenses and continuously pursuing resource optimization and efficiency. * Implement real estate and facilities-related processes and policies, ensuring proper execution, timely updates, and continuous improvement. * Prepare operational reports such as: + Location inventory, occupancy, space utilization, and contractual status + OPEX / CAPEX forecast and cost savings / avoidance + Contract expirations, rent roll, contractual risks, and compliance + Project tracking and progress + Identification of opportunities for cost savings or operational efficiency. * Support internal and external facilities clients by providing solutions to their requirements
