**Real Estate Business Structuring Analyst**
**Business Line:** Commercial and Institutional Banking
**Unit:** Real Estate Banking
**Contract Type:** Indefinite-term
**Mission:**
Contribute to the overall success of the Real Estate Business within Commercial and Institutional Banking by ensuring that individual-specific objectives, plans, and initiatives are executed or fulfilled in support of the team’s business strategies and goals. Ensure all activities are conducted in compliance with applicable internal standards, policies, and procedures.
**What We Expect From You:**
* Professional degree in Economics, Business Administration, Industrial Engineering, Accounting, or Finance.
* Two (2) years of experience in similar roles such as Corporate Banking Officer, Portfolio Manager, Risk Analyst, or equivalent.
* Knowledge of: Financial Analysis, Credit Risk, and the Real Estate Sector.
* Intermediate-level MS Office proficiency.
* Intermediate-level English language proficiency.

* Promote a customer-centric culture to deepen client relationships and leverage the Bank’s extensive network, systems, and expertise.
**Contribute to Portfolio Development:**
* Evaluate and analyze the financial feasibility and structure of small- and medium-scale real estate projects submitted by clients (developers and real estate companies), to determine whether the business is profitable for the Bank and complies with our policies.
* Structure commercially viable, profitable, and aligned-to-head-office credit policies proposals, based on diagnostics of client needs, analysis of their financial situation, and the economic sector in which they operate. Client visits are a fundamental part of this process.
* Provide accurate recommendations during credit proposal analysis and approval, within short timeframes and in a timely manner;
* Maintain continuous communication with Business Officers so they understand client needs and the rationale behind each decision, enabling them to respond effectively to any client requests;
* Propose interest rates and fees that generate returns commensurate with the transaction/client risk;
* Recommend terms, conditions, and covenants representing a commercially and credit-wise viable proposal.
* Coordinate and process information-related requests with developers and real estate companies, as well as with Business Officers maintaining the client relationship, to gather necessary information for credit proposal preparation.
* Prepare real estate credit proposals (F1035\), including financial statement methodology, cash flow analysis, and presentation of financing terms (repayment schedules, guarantees, among others).
* Report to area management on proposal development progress and achievement of established targets, providing up-to-date information on activity progress.
**Negotiate the transaction structure (amount, term, terms & conditions, rates, etc.) to satisfy all stakeholders’ needs:**
* Negotiate required adjustments with Business Officers to structure the transaction so it represents an acceptable risk for the Bank;
* Negotiate proposed transaction conditions and terms with the Local Credit Area, assuming responsibility for supporting credit proposals.
**Ensure approved financing terms and conditions are communicated and implemented:**
* Review all written approvals to ensure accuracy and clarity.
* Monitor each submitted transaction to ensure timely responses and remain prepared to resolve issues, make modifications or extensions, and escalate to management when necessary.
* **Contribute to optimizing the quality of the assigned portfolio through monitoring and reporting on approved terms and conditions:**
* Conduct detailed evaluation of received information and report to management upon any non-compliance with approved terms and conditions;
* Stay informed about financial, legal, technological, and general industry aspects of assigned clients to anticipate and report potential credit deterioration, actively participating in monitoring alert variables and covenants to maintain the conditions under which current credit facilities were approved.
* Comply with regulatory body requirements and internal Bank policies.
* **Comply with Compliance and Control Department Requirements:**
* Implement “Know Your Customer” (KYC) requirements.
* Support personnel working with the assigned portfolio in Compliance and Control activities and take initiatives that positively impact portfolio quality.
* Report any unusual, suspicious, or fraudulent activity.
* Assist in preparing reports, statistics, and presentations related to Real Estate Business Banking.
* Comply with KNOW YOUR CUSTOMER and ANTI-MONEY LAUNDERING policies issued by Scotiabank Perú.
* Understand the Bank’s risk culture and how risk appetite must be considered in daily activities and decisions.
* Actively conduct effective and efficient operations within respective areas while ensuring the suitability, compliance, and effectiveness of daily business controls to meet obligations aimed at mitigating operational risk, regulatory non-compliance risk, money laundering and terrorist financing risk, and conduct risk—including responsibilities established under the Operational Risk Management Framework, Regulatory Non-Compliance Risk Management Framework, International Anti-Money Laundering and Counter-Terrorist Financing Manual, and Business Conduct Guidelines.
