




Job Summary: We are seeking a dedicated Building Administrator committed to excellence in property management, responsible for maintenance, agreement compliance, and coordination with suppliers. Key Responsibilities: 1. Manages the Annual Maintenance Plan and coordinates with suppliers. 2. Ensures compliance with agreements and supervises staff. 3. Building and/or condominium management. We focus on providing a safe and comfortable environment for our tenants while maintaining high standards of quality in building administration. **Responsibilities:** * Prepare and present the Annual Maintenance Plan, as well as other deliverables required by the client, ensuring proper presentation according to the Company's established guidelines and policies. * Record all building-related expenses in the Edificia system. * Ensure compliance with agreements reached during meetings and sessions with the Board, Owners' Association, or sole owner. * Monitor implementation of the approved Annual Maintenance Plan, as well as maintenance contracts signed with various building service providers. * Coordinate preventive and corrective maintenance activities with service providers. In case of delays or issues with providers, promptly inform the immediate supervisor. * Review maintenance reports for building equipment and take appropriate actions to ensure proper operation. * Obtain quotes for non-specialized corrective maintenance from at least three certified providers. * Adhere to the Company's Collection Protocol and ensure timely collection of monthly common maintenance expense invoices/receipts, extraordinary fees, and insurance premiums contracted by the Owners' Association. * Coordinate, as applicable, the distribution of notices to owners or users. * Actively participate in committees, trainings, and work meetings, contributing value and improvement opportunities. * Supervise attendance and performance of assigned staff, and implement disciplinary measures—coordinated with the Human Resources Department—in cases of non-compliance or violations of the Company's Internal Regulations or building rules. **Requirements:** * Completed or incomplete technical or university studies in Administration, Industrial Engineering, Hospitality and Tourism, or related fields. * Minimum of 2 years of experience in similar or related roles within building and/or condominium management companies. * Intermediate-level proficiency in Microsoft Office (Word, Excel). * Experience in personnel management.
