Manage resources and progress with a focus on detail and quality **Site Resident Profile** **Position:** Site Resident **Location:** Lima, Peru **Reporting Line:** Reports to the Project Manager **Position Objective:** Lead, coordinate, and control the comprehensive execution of coworking office implementation projects, ensuring high standards of architectural quality, spatial functionality, proper integration of specialties, and compliance with schedules, budget, and current regulations. **Main Responsibilities:** * Plan, coordinate, and supervise all construction phases: civil works, drywall partitioning, electrical, sanitary, mechanical, structured cabling, air conditioning, and finishes. * Verify correct installation of furniture, power outlets, lighting, power points, network systems, access control, CCTV, fire detection and suppression systems. * Control execution quality and compatibility among specialties, especially in finishes (floors, FCR, partitions, carpentry, among others). * Ensure adherence to the construction schedule by managing resources, progress, and deviations. * Supervise compliance with Occupational Safety and Health Regulations (Law No. 29783 and Supreme Decree No. 005\-2012\-TR). * Manage and validate progress certifications, measurements, and releases in coordination with the client and supervision. * Prepare weekly physical and financial progress reports, including S-curves. * Maintain constant communication with the client, supervision, and contractors. * Lead the technical and field team, promoting efficiency, order, and a positive work environment. * Supervise the preparation of as-built drawings and the final technical handover of the project. **Requirements:** **Education:** Licensed and duly registered Civil Engineer. **Experience:** * Minimum 3 to 5 years of experience as Site Resident or Construction Supervisor. * Proven experience in corporate office, coworking, retail, and/or shopping center projects. * Preferred experience working within operational retail stores, malls, or commercial spaces. **Technical Knowledge:** * Peruvian construction, installation, and safety regulations. * Proficiency in AutoCAD, MS Project, Excel, and/or construction management software. * Knowledge of air conditioning, electricity, structured cabling, and special systems. * Contractor management and quality control in finishes. **Competencies:** * Leadership and effective communication. * Strong attention to detail and architectural quality. * Ability to work under pressure and resolve contingencies. * Organization, planning, and control. * Proactivity and customer orientation. **Working Conditions:** * **Contract Type:** Project-based * Availability for on-site work and technical meetings with the client and supervision Work Location: On-site employment
